Frequently Asked Questions by our Owners

How do you assess your management fees?

Our fees are based on the number of properties under management per owner.  Whether the property is located in Bellingham or in the County is another factor.

How do you determine a property’s rental rate?

We conduct a comprehensive market analysis to ascertain current rental rates.

Where do you advertise?

We advertise online on our website, Craig’s List, the Bellingham Herald (ask for details), and a listing “Hot Sheet”.

Tell me about your website.

In 2009, we launched a brand new, state-of-the-art website that ensures Son-Rise appears in the top search results for rentals, condominiums and property managers in Bellingham and Whatcom County.  All listings are prominently featured and connect to Google’s mapping system.  Prospective tenants can conducted detailed, targeted searches based on their personal preferences.  son-rise.net was designed to serve as a comprehensive resource for tenants, owners and condominium associations alike, serving as a one-stop source of information for everything a tenant might need to move.

How many properties do you manage?

We currently have roughly 2,000 properties under management including a mix of commercial, residential properties and 17 condominium associations.

Who prepares a property for a new tenant?

We can either perform this service for you for a fee, or an owner can choose to do so.   If the latter, we provide you with recommendations and a checklist for how best to prepare and market your property for rental.
What territory do you serve?  We serve the Bellingham and greater Whatcom County region.

Does the property owner provide property insurance?

Yes, but we will arrange for payment of your premiums as part of our management services.

How long does it take for you to rent a property?

Of course there isn’t a set timeframe for this to occur, but our goal is to fill your property with a paying tenant ASAP.  On average, that occurs between 1 and 3 weeks and is dependent on a number of factors including availability and time of year.
